There are many new home builders to choose from, but be sure you pick the right new home builder for you and your family. If you know you want to build a home, and you know the general area you would like to live in, you’re ready to start looking! When looking to pick your new home builder, consider the following: the location and your lifestyle, the overall style and size of the homes they offer, the company as a whole, and what financing a home would look like with that builder.
Start by looking at communities that would fit your lifestyle. If there are amenities or activities you would like to be close to, find a building site in that area, and look into who is building in or around there. Now is a prime time to consider the school districts your children would be in if you have school-aged children.
When you do find a builder you are interested in, explore the different locations the builder is currently developing. Often builders are not confined to one area. For example, our models are located at Andalucia Villas, our new home community in Gilbert, Arizona. However, we also have another development, La Costera, in Chandler, Arizona, with other developments coming soon. Pay attention to specific pricing for different areas, but get to know all locations where the new home builder is building. You may find an area you hadn’t yet considered living in.
What overall style are you looking for? Are you wanting a classic or modern home, and lots of flexibility with design choices? Whatever your style, take a tour of the models the builder has available, as well as browse their new home design center to get a feel for all of your design choices with that builder. This category also includes size. Pick a new home builder whose floor plans will cater to the size of home that will fit you and your family’s lifestyle.
Another thing to consider is any special upgrades or unique traits you would like your home to have. See which home builders offer them. For example, building a new home with New Village Homes means the option of fully retractable panoramic glass walls leading out to the patio. We also offer building plans with an optional guest house, mother-in-law suite, or executive suite. If you and your family would benefit from a specific design choice, find a builder that is capable of making it a reality.
Look at the experience of the homebuilder and business as a whole. Building with an established local builder is usually a great option because they tend to care about the community and work well with the bigger community while delivering the highest quality.
Ask about warranties the builder offers. This could be anything from general warranties to design center choices. Often flooring options, like the carpet you pick, can have specific warranties or various upgrades with added warranties. Though specifics would need to be talked about at the design center, feel free to ask the design specialists what typical warranties are available.
See if the builder has a preferred lender, and ask about the benefits of financing your new home through them. In almost all cases, it makes for the smoothest and most seamless home buying process. Not only is the lender familiar with the home builder, but they also often specialize in financing new home builds. Not to mention you can know that the home builder trusts and already works closely with the lender. This can keep your build timeline on track by avoiding any delays in closing due to financing. Also, look at what a typical build timeline looks like for the builder, when making your selection.
Are you wanting to move in more quickly? Spec homes are another thing to investigate if you are hoping for a quick move-in. Builders often have spec homes for sale at various building sites that have already been started. These homes are beautifully designed by the design specialists and still give the new homeowner some flexibility in making a few design choices.
