Here are a few frequently asked questions we receive from our buyers when building a new home:
Q: What does a build timeline look like?
A: 8-9 months
Q: When should I apply for a loan for my new home?
A: At the time of the contract is when you would apply for a loan.
When considering a loan for your new home, we recommend using our preferred lender for the best experience
Q: How do we pick a specific lot?
A: We release available lots about once a month. Currently at Andalucia, due to popularity, we use an interest list. For La Costera and Cadiz, we are on a first-come, first-serve basis.
Q: When are walkthroughs scheduled? How many should we expect during the building process?
A: When it comes to walkthroughs, you will have a frame walk before we start to drywall and close up walls and then another walkthrough 1 week before we are ready for you to close. The construction manager can accommodate if you’re interested in a pre-construction meeting.
Q: Do we need homeowner’s insurance while building a home?
A: No
Q: Does adding an executive suite or mother in law suite add to the build timeline?
A: No
Many of our floor plans have the option of adding an executive suite, mother-in-law suite, or studio off of your new home
Q: How does an executive suite or mother in law suite affect the price of our new home?
A: It is about an additional $25K for a studio, about $30K for bonus room and powder bath, and about $33K for a guest suite with a full bath and walk-in closet
Q: What are the main energy-saving features of New Village Homes?
A: Spray foam insulation on your livable exterior walls and underbelly of the roof, Low E, Vinyl windows and doors, TRANE AC units, Energy Star 3 rated homes with HERS scores in the low to mid-50s to name a few.
Q: I have already been preapproved for a loan. What is my next step?
A: $5k takes a home off the market. Earnest deposit is $15k in total. We’ll ask for $5k at the time of contract, $5K at the frame, and $5k at the cabinets stage. All earnest money will go towards the down payment.
Q: What kinds of warranties do you offer?
A: Generally speaking it is a 1-year workmanship warranty, 2-year systems warranty, and 10-year structural warranty
Q: When is the final cost calculated?
A: At the design center when you finalize – usually within the first two weeks of the contract.
The final cost will account for all of your specific design choices, like panoramic glass walls, paint, and your flooring choices
A: We are offering $5K towards options and $3K towards closing costs. The biggest benefit though is that we have great communication when you use our preferred lender. That helps to make the process smoother for each buyer if they choose to use our preferred lender.
