A: At the time of the contract is when you would apply for a loan.
Q: How do we pick a specific lot?
Q: When are walkthroughs scheduled? How many should we expect during the building process?
A: When it comes to walkthroughs, you will have a frame walk before we start to drywall and close up walls and then another walkthrough 1 week before we are ready for you to close. The construction manager can accommodate if you’re interested in a pre-construction meeting.
Q: Do we need homeowner’s insurance while building a home?
Q: Does adding an executive suite or mother in law suite add to the build timeline?
Q: How does an executive suite or mother in law suite affect the price of our new home?
A: It is about an additional $25K for a studio, about $30K for bonus room and powder bath, and about $33K for a guest suite with a full bath and walk-in closet
Q: What are the main energy-saving features of New Village Homes?
A: Spray foam insulation on your livable exterior walls and underbelly of the roof, Low E, Vinyl windows and doors, TRANE AC units, Energy Star 3 rated homes with HERS scores in the low to mid-50s to name a few.
Q: I have already been preapproved for a loan. What is my next step?
A: $5k takes a home off the market. Earnest deposit is $15k in total. We’ll ask for $5k at the time of contract, $5K at the frame, and $5k at the cabinets stage. All earnest money will go towards the down payment.
Q: What kinds of warranties do you offer?
A: Generally speaking it is a 1-year workmanship warranty, 2-year systems warranty, and 10-year structural warranty
Q: When is the final cost calculated?
A: At the design center when you finalize – usually within the first two weeks of the contract.
Q: How do I begin the process when I still have a home to sell?
A: We would prefer that your home is already in escrow before we take one of our homes off the market.
Q: How and when do I finalize all design choices and upgrades?
A: Typically within the first two weeks – you’ll meet with our professional interior designer to help personalize your home.
Q: Who should I reach out to when I have questions during the building process?
A: Any of the three salespeople will be happy to help. If we don’t know the answer, we’ll find the right person to ask.
Q: What are the benefits of going through the preferred lender?
A: We are offering $5K towards options and $3K towards closing costs. The biggest benefit though is that we have great communication when you use our preferred lender. That helps to make the process smoother for each buyer if they choose to use our preferred lender.
